What is a zoning by-law?

    In Ontario, a zoning by-law is a legal document under the Planning Act that controls land use, development and building standards within a municipality. A zoning by-law will set out the rules for how land can be used and developed. It will prescribe permitted uses and set minimum and/or maximum development standards, such as maximum height and minimum setbacks from lot lines. A zoning by-law is a tool used to implement a municipal official plan. 

    Why is an update necessary?

    The Provincial Planning Statement (PPS) requires municipalities to keep their zoning by-laws up to date with their official plans and the PPS. Province approved the Future Caledon Official Plan on October 22, 2025. It is now time for the Town to update our zoning by-law.

    How does the zoning by-law impact my property?

    A zoning by-law governs exactly how a piece of land can be used and developed. It provides legally binding rules that a property owner must follow when building, renovating, or changing the use of their property. 

    A property's specific zoning will outline: 

    • Permitted Uses: Defines exactly what types of activities or businesses can operate on the land (e.g., residential, commercial, industrial, or mixed-use). 
    • Building Dimensions: Sets specific rules for construction, including setbacks (how far a building must be from property lines), maximum building footprint, total lot coverage, and height restrictions. 
    • Property & Structure Alterations: Outlines requirements for landscaping, driveway widths, parking spaces, and rules for accessory structures like garages, decks, and sheds.
